DESCRIPTION
Pro Seal Ultra is
a state of the art solvent based impregnating and penetrating sealer that
contains a complex, high tech blend of quality solvents and resins to achieve
unequalled durability. The resins impregnate and are permanently deposited into
the capillaries of porous and dense surfaces, protecting them from damage
caused by oil and water based contaminants.
Pro Seal Ultra is ideal for
hard to clean porous surfaces and will leave minimal change to the natural
appearance and slip co-efficient of the original surface. Pro Seal Ultra
is also resistant to grout and cement stains making it a popular pre-grouting
sealer amongst professionals in the installation process. It is user friendly,
fast and gives you long lasting protection.

LIFE EXPECTANCY &
COVERAGE
Optimum life expectancy for a
correctly sealed floor is approximately 4-7 years. In some applications it will
last longer. For the ultimate
protection apply an additional coat every 1-2 years as part of your floor
maintenance program. Application methods, weather conditions, traffic and harsh
cleaning methods will affect wear. Avoid the use of solvents, strong acids and
strong alkalis for extended sealer life.
Porous Surfaces
Professional application coverage is approximately 12 square metres per litre
of Pro Seal Ultra for one coat on a porous surface. 2-3 coats are
recommended and application rates vary depending on the porosity and texture of
the surface being sealed. In some instances coverage can be as low as 5 square
metres per litre and as high as 30 square metres per litre per coat. Life
expectancy and correct coverage (eg. coats/app. rate) are interdependent.
Dense Surfaces
Professional application coverage can
range from 20 to 50 square metres per litre of Pro Seal Ultra for one
coat. On dense surfaces 2 thin coats are recommended and application rates vary
depending on the porosity and texture of the surface being sealed.
ALWAYS TEST FIRST
Because all surfaces are different, we
recommend that you always perform a small test patch in an inconspicuous area
to ensure you will get the desired result. Allow 24 hours curing time before
assessing the sample area for suitability. A test patch also doubles as a
demonstration. For example; Pour a liquid onto the sealed and unsealed section
of the tile to show your client the advantage of Pro Seal Ultra.
VENTILATION
When using Pro Seal Ultra ensure the area to be sealed is
suitably ventilated. Note: Air conditioners are not a form of ventilation and
should be turned off during application.
DRYING TIMES
Allow 20 minutes between coats. Keep
surface free of traffic for 3-6 hours and completely dry for 12 hours after
application. Achieves a full cure after 24-48 hours.
TEMPERATURE
Surface temperature must be between
10–25ºC for successful application. Do not apply in direct sunlight.
GUARANTEE
Most
applicators of Pro Seal Ultra offer a conditional guarantee of 2-20
years, most commonly 7 or 15 years. Guarantees are offered by experienced,
reputable hard surface professionals and are conditional on factors such as
correct maintenance.

PREPARATION
New Installations:
New installations must be fully cured before application of Pro Seal
Ultra (minimum 48 hours)
Existing Floors:
If required, strip any existing surface coatings, clean any in-ground
dirt on the surface and grout lines. Protect the environment surrounding the
area. eg. carpet, walls, furniture etc. Ensure The surface is completely dry,
clean and free of any contamination, chemical or residue. Any stains or soiling
should be removed using a suitable process prior to sealing.
3. APPLY Pro Seal Ultra neat (strait/undiluted) and evenly to the
surface using a low pressure pump up hand sprayer with flurine seals, lambswool
applicator or suitable process for the surface type. Apply your coats in a
cross direction to ensure complete coverage e.g. first coat in an east-west
direction and the second coat in an north-south direction waiting 20 minutes in
between coats. If there is any excess sealer visible 5-10 minutes after each
coat, wipe the surface with a clean absorbent white towelling cloth or machine
buff with a suitable pad (eg lambswool pad or microfibre bonnet) for the
surface to remove the excess. Moisten the towel with Methylated Spirits to
remove residues which have dried on the surface.
PREVENTING
& REMOVING RESIDUES
Difficult to remove residues from
impregnating sealers are most common on dense surfaces such as polished
porcelain or polished marble due to the overuse of product, using a product
with a high level of active ingredients (that's a good thing!) or a failure to
remove the sealer residue after 5 minutes of dwell time.
The best way to handle sealer residues
is to prevent them. This comes down to paying a little extra attention during
the sealer application. Whatever way the sealer is applied it is important that
the sealer residues are dried and removed as much as possible after the second
or last coat. Many people still apply penetrating sealers to the floor as if
they were film forming polishes (coatings). Applicators must understand that
the product is a penetrating sealer and that the residues need to be removed
from the surface after about 5 minutes dwell time (absolute maximum: 10
minutes). Minor remaining residues can then be buffed off after 20 – 30
minutes. This buffing procedure is used by many professional sealer applicators
on porcelain and polished stone because it leaves the surface clean, residue
free and with a rich gloss.
Removing Residues
If residues are allowed to dry on the
floor and dry buffing does not remove them, they will generally respond to a
treatment with Methylated Spirits. The floor can be spray or hand buffed with
Methylated Spirits.
CLEANING UP
Use Methylated Spirits for clean up.
IMPORTANT
1. Spills should always be cleaned off the sealed
surface immediately to reduce absorption.
2. Pro Seal Ultra does NOT prevent wear or surface etching of
the surface that has been sealed.
3. Existing floor sealers, treatments or coatings are
likely to be affected by Pro
Seal Ultra. Always pre-test.
Existing sealers and coatings should be removed before application of Pro Seal Ultra.
4. It is the responsibility of the applicator to
educate themselves on surface suitability, surface types, application rates,
application techniques, all environment aspects, performance, value and all
other issues relating to the completed job and the customers specific
expectations.
5. Do not allow this product to make
contact with plastics, vinyls, painted surfaces, fabrics, other surfaces etc.
6. Do not pour the sealer directly onto
the surface.
7. Do not allows sealer puddles on
surfaces.
8. Ensure all bottles of Pro Seal
Ultra are kept closed when
not being used and always cover the roller tray. Keep exposure to a minimum to
reduce evaporation.

MAKES CLEANING EASY!
Correct maintenance is very important!
To keep your floor looking it’s best use Bobby Dazzler or Bonza (Product
Information sheets available on request—both are ph neutral) for everyday
cleaning. For very heavy soiling talk to an experienced hard surface or stone professional.
Avoid the use of acid, solvent, alkaline and citrus based cleaners at all
times.
STORAGE
Keep container completely sealed.
Store away from other chemicals and dampness. Make sure the product is not
contaminated with any other chemicals.
